Additional conditions for the lease of the property:

Додаткові умови оренди затверджені рішенням орендодавця, що додається до оголошення як додаток №1. Додатковими умовами оренди передбачено: строк оренди 10 (десять) років; виконання поточного та/або капітального ремонту об’єкта оренди за рахунок орендаря за попереднім письмовим погодженням орендодавця; можливість встановлення окремого приладу обліку електричної енергії за рахунок орендаря за погодженням орендодавця; передача об’єкта оренди в суборенду допускається виключно за попереднім письмовим погодженням орендодавця. Виконання поточного та/або капітального ремонту, реконструкції або переобладнання об’єкта оренди здійснюється за рахунок орендаря за умови попереднього письмового погодження орендодавця. Для отримання такого погодження орендар подає орендодавцю письмове звернення із зазначенням переліку, обсягу та характеру запланованих робіт. Проведення будь-яких робіт без попереднього письмового погодження орендодавця не допускається. Поліпшення об’єкта оренди, здійснені орендарем без відповідного … погодження, компенсації не підлягають.

10 років Договір оренди, укладений за результатами електронного аукціону, підлягає нотаріальному посвідченню та державній реєстрації відповідно до вимог законодавства України. Відповідно до загальних вимог цивільного законодавства України, договори оренди нерухомого майна, укладені на строк три роки і більше, підлягають обов’язковому нотаріальному посвідченню та державній реєстрації права користування таким майном. Оскільки строк оренди об’єкта, визначений умовами цього оголошення, становить 10 (десять) років, укладений за результатами аукціону договір оренди підлягає нотаріальному посвідченню та державній реєстрації у встановленому законодавством порядку. Нотаріальне посвідчення договору оренди здійснюється після визначення переможця електронного аукціону та погодження сторонами всіх істотних умов договору. Державна реєстрація речового права (права користування) здійснюється після нотаріального посвідчення договору оренди відповідно до вимог чинного законодавства України. Витрати, пов’язані з нотаріальним посвідченням та державною реєстрацією договору оренди, покладаються на орендаря. Укладення договору оренди без дотримання вимог щодо нотаріального посвідчення та державної реєстрації не допускається.
