Urban planning conditions:

Містобудівні умови та обмеження 1. Гранично допустима висота будівель – 1 (один) поверх (до 4,0м); 2. Максимально допустимий відсоток забудови земельної ділянки – 60%; 3. Максимально допустима щільність населення (для житлової забудови) – не визначається; 4. Відстань від об’єктів, які проектуються, до меж червоних ліній та ліній регулювання забудови – згідно діючих норм проектування (із врахуванням конфігурації земельної ділянки та зручності обслуговування запроектованих будівель і споруд); 5. Планувальні обмеження (зони охорони пам’яток культурної спадщини, зони охоронюваного ландшафту, межі історичних ареалів, прибережні захисні смуги) – відповідно до вимог ДБН В1.1-7-2002; ДБН 360-92** та ДержСан-ПіН 173-96; 6. Мінімально допустимі відстані між об’єктами, які проектуються та існуючими будівлями і спорудами – врахувати протипожежні, санітарні, інші нормовані розриви до навколишніх сусідніх будівель і споруд відповідно до вимог ДБН В1.1-7-2002; ДБН 360-92** та ДержСан-ПіН 173-96; 7. Охоронні зони інженерних комунікацій – згідно діючих норм проектування; 8. Вимоги щодо необхідності проведення інженерних вишукувань згідно з державними будівельними нормами (ДБН А.2.1-1-2008 «Інженерні вишукування для будівництва») – виконати інженерно-геодезичні вишукування. Склад і обсяги вишукувальних робіт уточняються вишукувальною організацією за погодженням із замовником; 9. Вимоги щодо благоустрою (в тому числі щодо відновлення благоустрою) – виконати комплекс необхідних заходів щодо забезпечення інженерного захисту території та улаштування належного рівня обслуговування та експлуатації згідно ДПН 360-92**, передбачити бетонне мощення пішохідних доріжок, майданчиків, проїздів; 10. Забезпечення умов транспортно-пішохідного зв’язку – організацію підходів і під’їздів до об’єктів містобудування ув’язати з пішохідними та транспортними зв’язками прилеглих вулиць і оточуючої забудови, влаштувати під’їзди до будівель мінімальною шириною 3,5 м зі сторони існуючих проїздів; 11. Вимоги щодо забезпечення місцями для паркування автотранспорту біля громадських об’єктів та об’єктів комерційного призначення – ДБН 360-92**; 12. Вимоги щодо охорони культурної спадщини – відсутні; 13. Особливі вимоги – відсутні. Детальним планом території передбачається розміщення громадської вбиральні.
