Здійснення невід'ємних поліпшень можливо тільки у разі надання орендодавцем письмової згоди на поточний та/або капітальний ремонт орендованого майна. Здійснення капітального ремонту можливо тільки при отриманні декларації про початок виконання будівельних робіт. У триденний термін після її отримання орендатор зобов'язаний надати до Верхівцевської міської ради оригінал декларації.
