Порядок компенсації балансоутримувачу витрат на утримання орендованого майна буде впорядковано окремим договором про відшкодування витрат балансоутримувача на утримання орендованого майна та надання комунальних послух орендарю. Балансоутримувач забезпечує: обслуговування та ремонт внутрішньобудинкових систем – витрати пред'являтимуться орендарям на відшкодування по факту, пропорційно до загальної орендованої площі. Компенсація вартості теплової енергії в гарячій воді на опалення (незалежно від температури внутрішнього повітря в орендованому приміщенні); води з комунального водопроводу та водовідведення; електричної енергії; дератизації, дезинсекції площ загального користування об'єкту; повірки, придбання, установки і ремонту приладів обліку; обслуговування технічних засобів пожежної сигналізації, централізоване спостереження установок пожежної автоматики, встановлених на об'єкті оренди; компенсація плати за землю; інші прямі витрати – пред'являтимуться орендарям по факту та з урахуванням індивідуальних приладів обліку спожитих орендарями ресурсів.
